The Rental Application Process

cThe rent application is a critical step in the leasing process. The point of the application is to assure you bring a quality resident into your rental and to ensure that the right expectations are established. Besides qualifying the resident, the process should assure a clear understanding between the landlord and resident. To accomplish this, the application process sets in motion capturing information needed for the lease, completing background checks, and credit checks.

To make the process work, the application will collect a variety of information about the applicant including:

Current and past employer references, Current and past addresses for at least three years, Drivers license information, Social security number (for the credit check), Rental references, If there is more than one renter, applications will be completed for each person, Rental unit specifications, Pets including size and type of animal. Most properties have certain animals that are not permitted. Some properties do not allow pets, Number and ages of any children or other dependents that will be on the property, and Disclosures and acknowledgments.

Normally, some fee is required for the application as well.

The manager then processes the application and confirms the renter's qualification to rent. Often the process requires follow up with the renter to complete the process. Part of the application process should be confirmation of the application fees successful processing. The application process should be almost an interview. If for some reason a resident does not seem to fit your property, there may be options to discourage them from renting. You cannot discriminate, but if you can find policy based documentable issues you can deny the lease. As the manager or leasing agent, your role is to assure you attract and close good residents.

Because of this rent referrals are your first most important step. Good renters should be able to offer good rent references. Don't accept a statement that they paid their rent. Find out if there were issues regarding violation of property policies or other behavioral red flags seek statements to this effect. Denying a lease for legitimate documented reasons is completely valid.

Review the credit check for any signs of issues. Also, keep in mind that some issues may not be problems for you. For example, if a rental prospect turns out to have had a recent foreclosure but there are no other events and all other credit is good, you may be able to waiver a bad result.

The first most important rule of the application process is don't take short cuts. Take your time. Make sure everything is in order and that you have a good solid lease that will prove a reliable source of income.

CBAP (Certified Business Analysis Professional) Application Process

What is CBAP?

CBAP (Certified Business Analysis Professional) is a designation provided by International Institute of Business Analysis (IIBA) to recognize experienced Business Analysts. In order to certify, BAs need to meet certain prerequisites, submit a detailed application, and prepare for the certification test based on Business Analysis Book of Knowledge (BABOK, version 2.0) and pass the CBAP test.

Prerequisites

Before you think of applying and preparing for CBAP, verify if you qualify. Eligibility requirements are:

High School or higher education 21 hours of training (professional development) in Business Analysis field 7500 hours of BA experience over last 10 years, spread over six knowledge areas as defined in BABOK, version 2.0 Two references - One from a manager and other from an internal or external customer or a CBAP certified person. (A reference from Project Manager is not accepted)
Application Form

CBAP application form is available online on IIBA web site. You can complete the application over one or more sessions. Application gets saved during every session. Application form has these sections:

Your Contact Information Education Work Experience This is the most tedious and complicated part of the application. You have to provide details on a project basis. If you worked on more than one project during a year, it can be combined. You need to provide project name, description, duration, company details, contact details. Then, you need to provide total hours spent on the project and number of Non BA hours. Last part on experience is a list of BA activities performed and percentage hours spent in that section. Based on the percentage, IIBA will compute number of hours spent in six knowledge areas from BABOK. They will validate if you have spent at least 900 hours in four of the six knowledge areas. Activities are predefined. You have to pick from the list. The list includes some Non BA activities as well (like creating project plan, performing testing, etc.) If you pick these activities, those hours will be disqualified. It is very important that you take an overview of six knowledge areas and tasks and techniques within those to understand if your experience really pertains to BA activities. Six knowledge areas in BABOK are Business Analysis Planning and Monitoring Elicitation Requirements Management and Communication Enterprise Analysis Requirements Analysis Solution Assessment and Validation


When you complete reference details, references are sent an email. They should then go on-line and fill in required details as requested by IIBA. Fees: Application fee is 5, payable online by credit card (or by check/money order). It is not refundable.


Start exam preparation. Most effective way to prepare is to enroll in a prep class. You get structured understanding, study materials, buddies to team up with and sample tests. It also keeps you motivated. While you are studying, you should also schedule your test. It takes some time to get a test schedule nearby. Exam fee is 5 for IIBA members and 0 for non-members. If the application is rejected, you will have to wait for 3 months before applying again.

The "Break-In" Process For a New American V-Twin Motorcycle

There's a reason new motors are 'tight" and not as responsive as ones that have had several miles put on them and that's because all the moving parts haven't "broken-in" yet. Friction is a key factor in a new motor because of how tight everything fits together and with a high amount of friction, you end up with a loss of power.

A new motor will actually work against itself until all the internal moving parts develop the wear pattern of least resistance. Because of the tight fits of the components there's friction and friction produces heat, which in turn causes the motor to expand which causes the parts to work against each other instead of functioning in a smooth uniform way.

If you've just bought a new motorcycle or have installed a new motor in the one you currently own, if you start running it real hard without going through the "break-in" process, you will cause the engine to produce excess amounts of friction and heat, the number one enemy of an air cooled engine. These two elements will shorten the life of all the moving parts inside the motor and end up producing a significant amount of metal filings and grindings within the motor and that's not a good thing.

This is the reason that someone who has taken a brand new engine and rides the crap out of it may initially experience better performance than someone who takes the time to follow a proper break-in process because the carefully broken in motor is still developing a minimum resistance wear pattern.

So which motor will last longer? Which one is faster? A correctly ridden V-Twin custom motorcycle or Harley Davidson really doesn't get completely broken in until somewhere between 5,000 and 10,000 miles. At that point, you'll start to notice your bike will pick up speed and power because the friction on the internal parts has been gradually and carefully reduced as much as possible setting the stage for a long lasting motor.

On the other hand, the motor that has been run hard will still be running good and loose, but you can bet components such as piston rings to cylinder walls and valve to valve seat fitment is going to be aging well before its time and this will cause less compression which will affect the performance. It may not happen at 10,000 miles or even 20,000 miles, but it will happen much sooner that a properly broken-in motor.

You probably know the general rule of thumb is to ride a new motorcycle or new engine replacement at least 500 miles for the initial break-in. But the break-in process can actually happen in as little as 100 miles or as much as 800 miles depending on the metallurgy of the internal components, the type of oil used and what your riding habits are.

If you ride your motorcycle at a constant speed during the break in period, it'll cause the rings to glaze and lose their sealing qualities. What you should do is slowly increase and decrease the revs as you go through the gears. It takes some patience to do this for 500 miles, but it will work out for you much better in the long run.

Another thing you want to try to avoid is letting a new motor sit and idle especially on a hot day. Keep in mind that the V-twin motor is air-cooled and with all the excess heat being generated from the break in of new components, you need to keep air flowing over those cooling fins. If you live in an area where it's real hot you may want to consider night riding for your break in period. The key thing is to just use some common sense in how you treat your bike. Take care of it and it will take care of you!

The Mortgage Application Process

These factors include the state of the economy, the difficulty level of the mortgage itself and whether additional information is needed from the borrower.

Typically the mortgage application process lasts up to 30 days from the date of application. If the application is rejected, the lender will usually supply a reason for the rejection. Understanding fully why the application was denied can be useful when applying with a different lender.

The Structure of Web Application Design Process
